Downtown Visioning &
Revitalization Plan, the realization of a shared
vision for Atlantic Avenue is
beginning to develop.
Throughout the planning
process, a number of community members have
taken an active role, setting
in motion the makings of a
truly unique and wonderful
downtown district. We
have been working hard
these past several months,
and we hope that you
will join us in the advent of
downtown Atlantic City’s
renaissance - a journey
that begins with breathing
new life into the heart of
the City, while celebrating
the rich cultural diversity it
has to offer.

Our Vision Building on the Past, to Create a Better Future…
The vision of Main Street Atlantic City is a welcoming, vibrant and diverse downtown core that provides a range of commercial, residential, social and cultural options to the local community and that
offers an attractive destination for shopping, dining and entertainment for residents, workers and
visitors of Atlantic City.

Our Mission Main Street Atlantic City (MSAC) is the leading nonprofit organization guiding
and managing the revitalization and development of Atlantic City’s downtown core—a 15-block area
along Atlantic Avenue, between Michigan and Massachusetts avenues. Guided by the “Main Street
Four Point Approach”, MSAC coordinates stakeholders to improve quality of life for all, celebrate the city’s rich cultural diversity, preserve historically significant architecture, and increase the value of the district’s
properties and businesses.
Remember the days when Atlantic Avenue was the place to be and be seen?
You went downtown to
shop, to dine, to work, to
play. As you strolled along “ The Avenue”, the City felt alive-merchants were busily sweeping their sidewalks, delightful windows displays
beckoned you inside the
stores, and people crowded the streets in their Sunday’s finest.
Those days of esteryear do not have to be a fond, but distant, memory. Downtown Districts everywhere are experiencing a rebirth as people long to reconnect with their communities and their shared histories. We can
once again know Atlantic
Avenue as the heart of Atlantic City. Atlantic City can once again have a “Main Street”.
As we head swiftly and
surely in the pursuit of this new future for our Downtown, we must first know where it is we are going and how we will get there. An unprecedented comprehensive
visioning and revitalization
planning process for
the Main Street Downtown
District has been launched
to help to craft a shared
vision of the future and
identify the specific strategies
to achieve it. Backed by the
support of an e x c e p t i o n a l public-private partnership of funders, MSAC has enlisted the professional planning and design firm of Karabashian
Eddington Planning Group
(KEPG) to lead a team of
experts to explore the current
and potential uses of downtown.
With the input of a variety of
community stakeholders,
KEPG will develop the vision,
the plan, and the implementation strategy for the Downtown District in
Atlantic City. MSAC, in close
coordination with the City of
Atlantic City, the Casino
Reinvestment Development
Authority and other key
agencies, will facilitate the
implementation of the Plan
over the next several years.

by early 2007 and will include:

• Specific recommendations for
  physical improvements;

•Identification of new commercial and   residential uses for existing buildings;

•A Downtown Housing strategy to   convert empty upper floors into
  apartment units;

•A tenant recruitment plan to attract   new businesses to the Downtown   District;

•A brand identity for the area that   reflects the new viability; and

•A marketing strategy to attract
